Inflation came in hot, but mortgage rates after CPI barely moved. The September report showed prices up 3.7% from a year ago, above forecasts. Rates jumped at first, then gave nearly all of it back by the close. Here is what happened on Wednesday, Oct. 14, and what it means for borrowers and investors.

Quoted rates vary widely by lender. One tracker of six large lenders found posted 30-year rates between 6.25% and 7.5% on Oct. 14. The APRs were higher, ranging from about 6.8% to 7.8%, so always compare APR and fees along with the rate.
What the Hot CPI Report Showed
Gasoline did most of the damage. Prices at the pump rose 9.1% in September, accounting for about half of the monthly increase. But core inflation, which strips out food and energy, also came in above forecasts.

Why Mortgage Rates After CPI Barely Moved
A hot inflation report usually pushes Treasury yields up, and mortgage rates follow. This time the market had already priced in much of the energy jump after last week’s rise, and traders appeared to look past it by the afternoon. The chart below shows how little the daily rate changed over the past week.

Do not read too much into one quiet day. The Fed’s rate outlook got tougher after the report.
What It Means for the Fed
The Fed raised its target range to 3.75%-4.00% in September, its first hike since 2023. Before the CPI report, markets priced a 69.3% chance of one more hike by December and an 18.7% chance of two. After the report, the odds of two hikes roughly doubled, according to Chandan Economics. The next Fed meeting is Oct. 27-28, with the decision on Wednesday, Oct. 28.
What It Means for Your Payment
A small daily move changes little, but the gap versus last year is large.

Housing Market Impact
Higher inflation and higher rates are squeezing households. The University of Michigan’s consumer sentiment index fell to its second-lowest reading on record in September. A First American economist noted that elevated rates mean fewer buyers can qualify and reinforce the lock-in effect, which keeps homeowners with low-rate mortgages from selling and limits housing inventory.

What This Means for Borrowers and Investors
- Homebuyers: Budget at today’s rates, and negotiate price cuts, seller credits or a rate buydown. Compare APRs, not just rates.
- Homeowners: Most rate-and-term refinances do not pencil out near 7.5%. A cash out refinance may still make sense for debt consolidation or a property upgrade.
- Investors: Short-term financing can bridge you until long-term rates ease. Kala Lending’s fix and flip loans, rehab loan and real estate business loans are built for that.
Final Word
Mortgage rates after CPI held steady on a day when inflation surprised higher, but the Fed’s next move is the real test. Plan around today’s pricing instead of waiting for a drop, and watch the Oct. 28 decision. Kala Lending can help you compare options and choose a structure that fits your goals.
