Real Estate Investing in 2026: A Smart Plan for 7% Rates
Real estate investing looks different today than it did two years ago. Freddie Mac reported the 30-year fixed mortgage rate at 7.40% as of October 15, compared with 6.27% a year earlier. Home prices have stalled, and cheap financing is gone. But investors who plan carefully can still find opportunities. This guide covers what the US market looks like now and how to build a plan around it.
The US Market Right Now: What Real Estate Investing Is Up Against
- Prices are flat. Zillow reports home values up only about 1% over the past year. The index fell 0.5% from August to September.
- Sellers are negotiating. 27.4% of listings had a price cut in September, and homes took a median of 29 days to go pending.
- Sales are sluggish. Existing-home sales rose 1.5% in September to a 3.99 million annual pace, but were down 2.2% from a year earlier.
- Rents are rising again, with caveats. The typical US rent rose 2.7% year over year to $1,932, the biggest annual gain since April 2025. But 39.6% of rental listings offered a concession.
- Financing pressure may continue. Inflation data came in hot this week, and traders put the odds of a December Fed rate increase at 64.6%.
Step 1: Underwrite Real Estate Investing Deals at Today’s Rates
Run every deal at current financing costs. Do not assume a refinance will rescue the numbers later. The Mortgage Bankers Association expects origination’s to fall 5% in 2027 if rates stay above 7%. A sound baseline:
- Use today’s actual loan quote, not a hoped-for rate.
- Stress-test at +1% on the interest rate and +10% on vacancy and repairs.
- Aim for a debt service coverage ratio comfortably above 1.25 on rentals.
- Hold cash reserves for vacancies, repairs and rate resets.
Step 2: Pick the Strategy That Fits the Current Market
Cash-flow rentals. Single-family rentals and small multifamily properties are the classic hold strategy. Lower-priced Midwest and Southeast metros have historically offered higher yields than expensive coastal markets, though you should verify rents, taxes and insurance locally. CBRE notes that high mortgage rates and prices keep would-be buyers renting, which supports multifamily demand. Explore our real estate business loans for acquisition financing.
Fix and flip. Buyers are still purchasing, but they are price-sensitive, so margins depend on buying right. Seller price cuts help on the acquisition side. Keep your timeline short and your resale price realistic. Short-term fix and flip loans and a rehab loan are built for this kind of project.
Value-add and BRRRR. Buying, renovating, renting and refinancing still works, but the refinance step costs more at 7%+. Model the deal as if you keep the first loan longer than planned.
Equity access. Existing owners can use a cash-out refinance to fund the next purchase. Compare the new rate to your current one first, and make sure the new investment clears the higher cost.
Step 3: Use the Buyer-Friendly Moments
Real estate investing rewards patience when sellers are motivated. With price cuts common and competition from owner-occupants weakened by rates, investors can negotiate on price, closing credits and repairs. Redfin counted 45,397 investor purchases in the first quarter of 2026, down 6% from a year earlier and the lowest quarterly total since 2020. Fewer competing investors can mean better terms for those who are financed and ready.
Step 4: Manage the Main Risks
- Rate risk. Avoid loans that reset into a higher payment you cannot cover. Adjustable-rate loans reached 10.5% of applications, the highest share in a year.
- Rent softness. Concessions suggest tenants have leverage in some markets, so do not underwrite aggressive rent growth.
- Cost creep. Insurance, property taxes and repairs can erode thin margins.
- Exit risk. Know your plan B (hold, sell or refinance) before you close.
Your Real Estate Investing Checklist
- Get pre-qualified before you make offers.
- Underwrite with a rate and expense cushion.
- Choose one strategy per deal: hold, flip or value-add.
- Negotiate price and credits, since sellers are cutting.
- Keep reserves and a documented exit plan.
