US mortgage news on October 22, 2026 shows a housing market still struggling with borrowing costs near a three-year high. Rates eased slightly this week, but not enough to bring buyers back. Here is what happened, why it matters, and what borrowers can do now.
US Mortgage News: Where Mortgage Rates Stand Today
Freddie Mac’s most recent weekly survey, released October 15, put the average 30-year fixed rate at 7.40%, unchanged from the prior week. The 15-year fixed averaged 6.71%. A year ago, the 30-year rate was 6.27%. That 7.40% is the highest level since November 2023.
Daily indexes show a small pullback this week:
- Mortgage News Daily had the 30-year fixed at 7.40% on October 21.
- Bank-rate’s national average was 7.37%, down about 0.10 points from a week earlier.
- Mortgage Research Center data reported by Fortune put the 30-year conforming average at 7.307%.
Rates vary by lender, credit profile, loan type and points paid. Treat these as benchmarks, not quotes.
Mortgage Applications Fall 5.3% Despite Lower Rates
The Mortgage Bankers Association (MBA) reported on October 21 that applications fell 5.3% for the week ending October 16. Purchase applications dropped 7% and were 18% below the same week last year. Refinance applications slipped 2% and were 59% below last year’s level.
The MBA’s 30-year contract rate fell 9 basis points to 7.41%, its first weekly drop in more than two months. MBA economist Joel Kan said the higher rate environment has cooled the housing market this fall. The refinance share of activity rose to 39.0%, and adjustable-rate mortgages made up 10.5% of applications.
Pending Home Sales Hit a Record Low
The week’s biggest housing headline came from the National Association of Realtors (NAR). Its pending home sales index fell 7.3% in September to 66.0, the lowest reading since the series began in 2001. Economists had expected only a small decline. Contracts fell in all four regions and were down 11.3% from a year earlier.
NAR chief economist Lawrence Yun blamed fast-rising mortgage rates. Weak construction data pointed the same way. Housing starts fell 5.2% in September to an annual pace of 1.221 million, and single-family starts hit their lowest level in a year.
What Is Driving Mortgage Rates Right Now
Mortgage rates don’t follow the Federal Reserve directly. They track the 10-year Treasury yield, which has hovered around 5.1% this week. Reuters links the climb in yields to inflation worries tied to the US-Israeli war with Iran.
Weak housing data helped bonds rally on Tuesday and gave mortgage rates a small break. The Fed meets on October 28, and a Reuters poll cited in market commentary found nearly all surveyed economists expect it to hold rates steady. Fannie Mae’s latest forecast sees the 30-year rate averaging about 7.4% in the fourth quarter and 7.5% in 2027. The MBA projects origination’s will fall 5% in 2027 with rates staying above 7%.
What This US Mortgage News Means for Borrowers
Homebuyers. The monthly cost of a loan has changed a lot in a year. On a $400,000 loan, a 7.4% rate means principal and interest of about $2,770, compared with about $2,470 at last year’s 6.27% (our own calculation). Sellers are cutting prices and inventory is growing, so buyers have more room to negotiate. A larger down payment, a stronger credit score and comparing several lenders can all lower your rate.
Homeowners. Refinance demand is far below last year’s pace. A rate and term refinance usually only makes sense if you can lower your rate meaningfully. If you need cash for renovations or debt consolidation, a cash-out refinance is an option, but check the new rate against your current one first.
Real estate investors. Investors buying rental property can look at a DSCR loan, which qualifies borrowers on property rental income instead of personal income. Kala Lending also offers DSCR purchase loans, fix and flip loans and short-term bridge loans for investors who need to move quickly. Falling prices and motivated sellers can create opportunities, but rates make your numbers matter more.
